Booking terms
Terms & conditions
Direct booking opens soon. Until then, please book via Airbnb or Booking.com, whose terms apply to your booking.
Once direct booking opens, these terms will apply when you book The Hogg’s directly with us, through this website, by email or by phone. Please read them before you book: when you pay, you agree to them on behalf of everyone in your group.
If you booked through Airbnb or Booking.com, that platform’s terms, payment schedule and cancellation policy apply to your booking instead of sections 3 and 4 below. Our house rules and safety notes (sections 6 and 7) apply to every stay.
1. Who we are
The Hogg’s Northumberland Wellness Retreat is run by Chris Hogg, trading as The Hogg’s Northumberland Wellness Retreat (“we”, “us”). You can contact us at stay@thehoggswellnessretreat.co.uk. Our full contact details are on our contact page.
“You” means the lead guest who makes the booking. The lead guest must be at least 18 and must be one of the guests staying.
2. Your booking
- Your booking is confirmed, and a contract between us is made, when we have received your payment and sent you a confirmation email.
- Please check your confirmation as soon as it arrives and tell us straight away if anything is wrong.
- The house sleeps a maximum of 8 guests, including children. Only the guests on your booking may stay overnight.
- Minimum stays: 2 nights for stays up to 18 December 2026; 4 nights over Christmas and New Year (19 December 2026 – 3 January 2027); 3 nights at all other times.
- There are no arrivals or departures on 25 or 26 December.
- If you’d like to change your dates, email us. We’ll do our best to help, depending on availability and the price for the new dates.
3. Prices and payment
- The price you see when you book is the total for your stay, including the cleaning fee. There are no other compulsory charges.
- You pay the full amount when you book. There’s no deposit and no balance to pay later.
- You can pay by card or Apple Pay. Card payments are handled securely by our payment provider, Stripe. We never ask for card details by email or phone, and we never see your full card number.
- We don’t take a security deposit. Section 8 explains what happens if something is damaged.
4. If you cancel
Please tell us by email at stay@thehoggswellnessretreat.co.uk. Your cancellation takes effect on the day we receive your email (UK time).
Bookings are non-refundable. If you cancel, or don’t arrive, we don’t refund what you’ve paid.
- If we re-let your dates: we’ll try to re-let the nights you’ve cancelled. If we do, we’ll refund what we receive for them, less any costs of re-letting (for example platform commission). We refund to the card you paid with, within 14 days of receiving the money.
- If you arrive late or leave early, we can’t refund the nights you don’t use.
- No 14-day cooling-off period. Because this is accommodation for specific dates, the 14-day right to cancel under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013 does not apply (regulation 28(1)(h)). The terms above apply instead.
- We strongly recommend travel insurance that covers cancellation.
5. If we have to cancel or change something
- We’ll only cancel your booking if we really have to, for example if the house can’t be used because of serious damage, a flood or a utilities failure. If we do, we’ll tell you as soon as we can, offer you other dates if you’d like them, and otherwise refund everything you’ve paid within 14 days.
- If the hot tub, sauna or cold plunge stops working during your stay, tell us and we’ll get it fixed as quickly as we can. If it can’t be fixed promptly, we’ll talk to you about a fair partial refund.
- We or someone working for us may need to come to the house during your stay for an emergency or an urgent repair. Unless it’s an emergency, we’ll arrange a time with you first.
6. Your stay and house rules
- Check-in is after 3pm and check-out is by 10am. Check-in is self check-in with a keypad. We’ll send the code before you arrive.
- Please treat the house as you would your own, and leave it reasonably tidy when you go.
- No smoking or vaping inside the house or the sauna. Smoking is allowed outside only.
- Sorry, no pets.
- Please be considerate to our neighbours, especially late in the evening in the garden and the hot tub.
- Please lock the doors and close the windows when you go out.
7. Hot tub, sauna and cold plunge
The spa is the best part of a stay here, and we want everyone to enjoy it safely. Please read the safety notes in the house, and make sure everyone in your group follows them.
- Children must be supervised by an adult at all times in and around the hot tub, sauna and cold plunge.
- No glass in or around the hot tub. Please use plastic or other unbreakable cups.
- No alcohol before or during the sauna. Heat and alcohol don’t mix. If you’re drinking, take it easy in the hot tub too, and stay out of the cold plunge.
- Sauna: stay in for no more than 15 minutes at a time, then cool down and drink some water before you go back in. Leave at once if you feel dizzy or unwell.
- Hot tub: take regular breaks, keep your head above the water, and replace and secure the cover after use.
- Cold plunge: lower yourself in slowly, keep dips short, and never jump or dive in.
- Please don’t use the hot tub, sauna or cold plunge on your own, and don’t add anything to the water (no bubble bath, oils or salts). Please don’t change the hot tub’s settings.
- If you are pregnant, or have a heart condition, high or low blood pressure or any other medical condition, please check with your doctor before using the hot tub, sauna or cold plunge.
- Surfaces get wet and slippery, so walk, don’t run.
8. Damage and cleaning
- Accidents happen. If something gets broken or damaged, please tell us during your stay so we can sort it out before the next guests arrive.
- You are responsible for any damage to the house, its contents or the spa caused by you or anyone in your group, other than normal wear and tear.
- If we need to charge for damage, or for extra cleaning beyond a normal changeover, we’ll tell you within 14 days of your departure, show you photos and the repair or replacement cost, and give you the chance to respond before we charge you. We’ll only charge a reasonable amount.
9. Our responsibility to you
- We’ll provide the house as described, clean and ready for you, with reasonable care and skill.
- If we break these terms, we’re responsible for loss or damage you suffer that is a foreseeable result of it. We’re not responsible for loss that isn’t foreseeable, or for business losses.
- We’re not responsible for delays or failures caused by events outside our reasonable control, but if they mean we can’t provide your stay, we’ll refund what you’ve paid for the affected nights.
- Please look after your own belongings. We’re not responsible for their loss or damage unless it’s caused by our negligence.
- Nothing in these terms limits our liability for death or personal injury caused by our negligence, for fraud, or for anything else the law does not allow us to limit. Your legal rights as a consumer are not affected.
10. Problems and complaints
If anything isn’t right, please tell us during your stay so we can put it right while you’re there. Email stay@thehoggswellnessretreat.co.uk. We’ll reply as soon as we can, and in any case within 5 working days. If we can’t settle it between us, you can get free advice from Citizens Advice.
11. Your personal information
Our privacy notice explains how we use your information. By law we keep a register of guests aged 16 and over (the Immigration (Hotel Records) Order 1972), so we’ll ask the lead guest for each guest’s full name and nationality, and some extra details for certain overseas guests.
12. The legal bits
- These terms are governed by the law of England and Wales, and the courts of England and Wales can hear any dispute. If you live in Scotland or Northern Ireland, you can also bring a claim in your local courts.
- If any part of these terms is found to be unenforceable, the rest still applies.
- We may update these terms from time to time. The version that applies to your booking is the one on this page on the day your booking was confirmed.
